It makes good financial sense to place your property in the hands of a good letting agent for several reasons.
A committed marketing organisation should achieve higher booking levels than you could ever manage by promoting your property yourself. In exchange for a reasonable commission, you save on the prohibitive cost of going it alone (producing you own brochure in full colour, advertising in the press, postage etc).
An efficient letting agency will employ a team of professionals to handle brochure enquiries and bookings and to collect payments, thus saving you time and enabling you to concentrate on your holiday cottage itself, or your other interest if you plan to be an "absentee landlord".
Knowing what to charge to achieve the highest occupancy and income levels is another decision best taken with the advice of an experienced company.

Bronze - Letting Only

Agency fee of 18% + VAT (we do not charge a Registration Fee)
Our Bronze service level provides a full advertising and booking service for your property. This includes, but is not limited to, promotion on our website with full property details, up to 8-colour photographs, online availability and booking facilities, owner login for personal bookings (we do not restrict the number of owner bookings). Our website is the 1st result on Google for the the most sought term - “Lake District Cottages”.

Marketing

Our promotional activities include press advertising covering national and regional newspapers, tourist publications, bespoke and activity publications and online advertising. Entry in to our full colour brochure that is revised twice each year and provided free of charge upon request and automatically sent to past guests.

Commission & Payments

We charge an 18% + VAT commission on the rental price that we are able to let your property for. Payments are made at the end of each month directly in to your bank account. These payments are accompanied by a statement of your rental income and details of any charges incurred. We also provide a list of all future bookings.

Owner Bookings

We do not place any restrictions on the number of bookings that can be made by our owners. We appreciate that you, your family and friends will want to use your property whenever it is available. To make an owner booking, just call our office or login to your account on our website and make the booking yourself.

Your Property

It is expected that your property is equipped to a standard and maintained to quality level  suitable for the number of people that it will accommodate and that level is commensurate with our portrayal of your property on our website and in our brochure.

Tourism Council Inspection

We do not insist upon a Tourism Council inspection of your property. However, such an inspection and subsequent star rating which provide greater exposure of your property through the Visit Britain website and publications. We can arrange inspections your your behalf and assist with the achievement of a particular star rating.

Your Responsibilities with this Level of Service

To ensure that your property is prepared prior to each let, to make arrangements for the guests to gain access to the property and to respond to any queries and problems the guest encounters during their stay at your property. To comply with the statutory requirements for self-catering properties.

Maintenance and Repair

At this level of service all maintenance and repair responsibilities fall to yourselves.

Emergency Call-Outs

At this level of service emergency call-outs fall to yourselves.

Silver - Letting + Changeover

Agency fee of 18% (+VAT), plus cleaning and laundry charges

At this level of service we include all the facilities of our Bronze level together with the responsibility for preparing your property for guest arrival and cleaning & restoring the property ready for the next guests. As property owners ourselves, we appreciate the need to maintain a high level of cleanliness, as this directly reflects upon a guests’ first impressions and how the subsequently treat a property. Our cleaners are work according to our high standards and are instructed on any specific cleaning requirements for your property.

Linen and Laundry

For each booking we provide clean bed-linen, bathroom mats, kitchen cloths, tea towels, guest cleaning products and a welcome tray.

Cleaning and Changeover

As part of our commitment to reducing our impact on the environment, we only use ecologically sound cleaning products.

Your Responsibilities with this Level of Service

To respond to any queries and problems the guest encounters during their stay at your property. To comply with the statutory requirements for self-catering properties.

Gold - Letting, Changeover and Management

Agency fee of 18% (+VAT), plus cleaning & laundry charges, management charge

This is our comprehensive level of service that includes all the offerings or our Bronze and Silver levels together with full property management. The management charge provides for a call-out service to attend to any problems that your guests encounter during their stay. Any specific action required to remedy a problem is charged for on a time and materials basis, or invoiced by a third party tradesman.
Reacting quickly to a problem encountered by a guest not only reduces potential damage to a property but also leaves a better impression upon the guest who experienced the problem. We have our owned qualified handyman who can respond to the more minor repairs, and work with local tradesmen to provide specialist plumbing, heating and electrical repairs. Experience has taught us that in the most well cared for property, things can still occur ‘out of the blue’ that can have a devastating effect upon your property. Our property management service ensures that any problems are attended to without delay and that you are informed immediately. The cost for this service is determined by the size and condition of the property, and can be quoted for once we have viewed your property.
Maintenance and Repair & Emergency Call-outs
We will respond to any queries and problems the guest encounters during their stay at your property. We will ensure your property complies with the statutory requirements for self-catering properties. We will also ensure that the property is maintained in accordance with your instructions and with your agreement.
